Yong Feng District has a site area of 10,100m2 with plot ratio of 3.2 landscape area of 25% and building coverage of 38%. Under such planning restrictions, the existing housing design has been restricted to rectangular blocks of 8 to 9 storey high creating a poor ˇ§face to faceˇ¨ living environment. The inhabitants are still weary of high blocks owning to the cost of management. In order to explore a better environment and at the same time taking into account market demands, three preliminary proposals have been made. The first proposal provided innovative split level units with all living rooms facing south. The landscape area is concentrated in the centre of the site. The blocks varied in height with 13 storey along Changle Road to 17 storey at the eastern end of the site avoiding the monotonous situated with all blocks being the same height. The second proposal has the best environment with natural ventilation to all units including to the lift lobbies. Each living room faces south west or south east and each apartment had three and a half external walls. In order to comply with maximum development, two blocks out of four have to be 14 storey high with the lowest block all 11 storey high. The third proposal complies fully with the planning requirement as well as market demands. There are three 9 storey blocks, one 12 storey block and one 15 storey block, 70% of the apartments face outward from the site with distant views and even for the internal facing apartments, there is a distance of 26m in between blocks. The layout reflects the essence of the traditional courtyard design providing two inter linked gardens in the middle for outdoor living in the district, creating a homely atmosphere for the inhabitants. There are two small squares along the shops fronting Yongle Road to attract shoppers gathering in front of the shops. This is an attempt to provide an innovative housing district design over coming the restrictive planning requirements and providing an improved living environment in FuzhouCity. |
