The site is situated north of the Workersˇ¦ Stadium, east and west of Xin Dong Road. Total site area is about 9.8 hectare (98,000m2). The total building area is 560,000m2.
The master plan aims to redefine the usage of the three sites, coordinate the overall planning and set development and traffic frameworks to produce a more effective development plan.
Currently the three sites have similar usages. Subsequently each site is incapable its best potential and cannot function efficiently as a viable commercial environment. With proper coordination of all three sites, one can create a central district with hotel, commercial, office and residential facilities.
It is proposed to link the three sites with high level pedestrian walkways across Xin Dong Road and Xin Fook Chuen Middle Road to create a living, shopping catertaning and eating pedestrian network establishing a centre for commercial / residential activities. Strengthening the linkages of all three sites with easily recognizable circulation routes.
Using vertical separation to minimize the conflict between pedestrian, motor vehicles and bicycles. Underground vehicular routes will facilitate the east west crossing of Xin Dong Road to minimize traffic load.
The architectural design should have bold and rich expressions to reflect the vibrant atmosphere of the central district.
The total limit area of the three sites is about 560,000m2 with 60,000 initial populations.
